LEED

LEED, or Leadership in Energy and Environmental Design, is an internationally-recognized green building certification system developed by the U.S. Green Building Council (USGBC). The buildings are certified LEED Platinum, the highest level rating for this rigorous certification system.

The buildings have an Operations and Maintenance Manual with details on all building fixtures, appliances and materials. You can download and view the manual. It’s a big file, 32.8MB.

Utilities

The only 2 utilities you need to pay for are Electric and Water. We strongly urge you to use The Energy Co-op as your electric supplier. They have a 100% renewable option that is competitive with PECO’s rates.

You will receive a water bill from Levesque Urban, LLC every month for water service and usage. Levesque Urban pays a portion of the service fee.

HVAC

In order to keep the Heating and Air Conditioning in good working order, we have a maintenance plan with our HVAC contractor. They will perform maintenance on the systems once a season (4 times a year). This will require entry into the apartments to change filters/clean the system/etc. We will give as much headsup as possible, no shorter than 24 hours notice. We apologize for the disturbance.

Trash/Recycling Pickup

Trash and recycling pickup day is Friday. According to the City “Trash/recycling should be set out between 7:00 PM the night before collection day and 7:00 AM the day of collection…” For more official guidelines go to: www.phila.gov/streets/trash_collection.html
